This course is designed to give a detailed discussion of the items that may be included in a professional home inspection report. California Real Estate Inspector's Association standards are discussed along with the common characteristics of most inspection reports and inspection procedures. This course is organized by looking at the structure from the exterior, the interior, the major house systems and environmental hazards. The course also examines the role of the licensee in the inspection process, the seller and agent property disclosure requirements and the buyer's obligations with respect to reliance upon a seller's representations as to the condition of the property.

Course Materials:
This course is composed of 4 hours of reading material. The course is divided into five segments. Review quizzes are at the end of each segment. At the end of the course, a final examination is required. The final exam is administered online. Access to the final exam will only be granted once the security information entered at the time of course enrollment is verified by OnlineEd's system. The final examination consists of 15 multiple choice questions. The final exam must be completed in 15 minutes as required by current California Bureau of Real Estate regulations. A test score of 70% or greater is required for course completion. The final examination is not downloadable or printable. BRE requirements allow for ONE re-take of a failed final exam. Retake exams will consist of different questions than those served on the first attempt. A second failure will result in a failing score for the entire course and the course must be retaken for credit.
